As part of a larger local plan in Helsingør, 110 rental homes inspired by the old houses in the city centre will bring new life to a disused hospital area. The 9,000 m² Ofeliahaven is scheduled for completion in 2022.
The old hospital area in Helsingør has stood empty for a long time, but a new local plan will transform it with housing, retail, and recreational spaces.
The 9,000 m² Ofeliahaven is being developed in collaboration between Balder Danmark, Sjælsø Management, and Vilhelm Lauritzen Architects. It will consist of two housing groups, each made up of four standalone houses with pitched roofs, arranged in a horseshoe shape around central garden spaces.
"The new houses will have brick facades with a classic expression that blends into the landscape and local surroundings. The inspiration came from the old houses in Helsingør, which are simple and have distinctive roofs," says Michael Schytt Poulsen, Associate Partner at Vilhelm Lauritzen Architects.
Ofeliahaven will contain a total of 110 homes, ranging in size from 2–4 rooms and approximately 50–105 m². The housing will accommodate students, couples, singles, families with children, and older residents.
"There are big plans for the old hospital area, which in a few years will be transformed into a lively district with space for all generations. Future residents will enjoy both beautiful natural areas and a modern cultural environment in the centre of Helsingør, located just a few kilometres away. These are values many renters find attractive," says Flemming Joseph Jensen, CEO of Balder Danmark.
Each home will have its own balcony or terrace and access to green garden spaces, which will include zones with flowers, cosy seating areas, and play areas. A community house will help foster connections between residents, offering party and meeting rooms among other facilities.
The housing groups will be bordered by Esrumvej to the north and the old hospital buildings to the south, with scenic qualities and views of forest and meadow.
The homes are expected to be ready for occupancy in 2022.
